February brought renewed momentum to the Bend housing market.
Closed sales increased compared with last year, and buyer activity remained strong with a noticeable rise in pending transactions.
At the same time, available inventory declined slightly, tightening overall supply.
When demand increases while inventory contracts, the result is often steady price growth and stronger competition among buyers.
While the market today is far more balanced than the intense conditions we saw in 2021 and early 2022, Bend continues to experience consistent demand heading into spring.
The March newsletter highlights several key shifts compared with February 2025:
• Median sales price around $725,000
• Active inventory down 12.2%
• Closed sales up 20.6%
• Months of inventory approximately 3.2 months
